Greenwood Success Story

CLIENT BACKSTORY

A family in Greenwood were ready to sell their family home to embark on a complete lifestyle change. Their two young children were a bit older and they wanted to turn their dream of downsizing into their caravan to indefinitely go on the open road a reality.

THE SITUATION

During our initial appointment I explored my client’s motivation for selling, their overall goals, timeframe for selling and return targets. After a walkthrough of the property I presented the client with a comprehensive market appraisal which included:

  • a broad market overview;
  • recent sales date;
  • buyer demographics;
  • suggested marketing activities;
  • suggested pricing strategy; and
  • a likely selling range.

Thereafter we decided on the strategy and marketing activities that suited their needs, budget and goals.

The following day I provided the client with a copy of the presentation which now also included a thorough comparison of their property against on the market and sold properties (age, size, location, features etc.).

ONBOARDING PROCESS

Once the client had signed their agency agreement I created a tailored sales plan and marketing strategy which included:

  • a calendar of activities for the first two months of their campaign, giving them a clear picture of who, what and when in relation to timing of all activities pre-launch and during the selling campaign launch itself, e.g. social media activities and home open dates / times etc;
  • clearly defined timing for communication with the client based on their preferences; and
  • a checklist and advice on how to prepare their home for professional photography and home inspections.

Naturally all details were adaptable to change as and when required, but served as a guide to give the client complete peace of mind as they knew what to expect broadly throughout the campaign.

WHAT I DID

The pricing strategy recommended and accepted by the client was a set date sale process where all offers are to be received on or before a date two weeks from the launch of the campaign. This gave my client the flexibility to accept or negotiate with an offer(s) at any point during the set date period.

Thanks to the broad online and social media campaign targeting both active and passive buyers 35 groups viewed the home.

After the first home open we received an offer however in consultation with the client the decision was made to receive the offer and review at the end of the campaign (as is acceptable in the set date process), and continue with subsequent home opens as planned.

During the campaign I proactively followed up each and every party that had enquired about the property, and after the third home open we received a second offer from a buyer I had encouraged to attend on the morning of the home open.

THE OUTCOME

After considering both offers on price, terms, settlement periods etc. my client decided to accept the second offer – which they were absolutely delighted with.

The offer they accepted was $20K above their expectations.

During the settlement period I continued to liaise with both parties to ensure all relevant approvals, conditions and terms were obtained and fulfilled in accordance with the contract. Both parties were supplied a timeline with these critical dates and I continued to touch base with suppliers engaged by both parties (contractors, financial institutions, mortgage brokers, settlement agents etc.), to ensure everything proceeded in a timely manner.

Settlement occurred on time and both parties were able to celebrate their new beginnings without stress or delay.
